General Contractors
General Contracting is a method where PCR Contractors Inc. always operates as the contractor. The project is priced based on a set of drawings and specifications prepared by an architect based on the expectations of an owner/client. PCR takes these drawings and specifications and produces the best cost and schedule for the project.
Construction Management at Risk
PCR Contractors Inc. provides Construction Management services "at risk". "At-risk" means that PCR Contractors Inc. will deliver the project within a Guaranteed Maximum Price (GMP). We act as consultant to the owner in the development and design phases, but as the equivalent of a general contractor during the construction phase.
Construction Management as Agent
With a Construction Management approach, PCR Contractors Inc. acts as an agent for the owner/client assisting to manage the entire construction process. With this approach, the owner/client will pay a fee for the service provided as opposed to a markup on each item. With this arrangement, all bids and information from potential subcontractors and suppliers are gathered and submitted to the owner and reviewed together to decide which trade and/or supplier are the best to utilize.
Design - Build / Turn-Key
This method of construction places PCR Contractors Inc. responsible for all building elements from design phase to closeout phase. The owner/client enters into a contract with PCR Contractors Inc. for the services that are to be rendered. PCR Contractors Inc. will at that time enter into contracts with the architects, engineers and all subcontractors and assume total responsibility for these individuals with respect to the design and construction of the project.
An advantage of design/build is that it offers the benefits of construction management and also relieves the owner/client of any risks associated with construction because the design team works directly for PCR Contractors Inc.
PCR assumes all responsibility for the design, engineering and management of the complete project.
Another element which can be added to a design/build approach is “turn-key”. This method gives the owner/client all benefits of construction management, and design/build however provides a full service approach. This approach encompasses design, procurement, installation and startup of all processes and equipment for the project.
